No application, approval, or rate lock

Using this website or completing its worksheet does not submit a loan application, authorize a credit inquiry, create a lender commitment, lock a rate, or establish approval or pre-approval. The worksheet stays in your browser. Call or email the team to discuss the appropriate next step. Appointment times require confirmation by the team.

Any financing is subject to the applicable application and disclosure process, documented borrower and property review, lender underwriting, program requirements, and final approval. Program descriptions are general and do not establish that a particular product is available to you.

Calculator assumptions and limits

Calculator inputs are user-controlled planning assumptions, not advertised or available loan terms. An interest-rate input is a simple annual interest rate, not an annual percentage rate (APR). These tools do not calculate APR, lender fees, points, or prepaid finance charges. Request a Loan Estimate and applicable disclosures when seeking financing.

Payment calculations assume a fully amortizing fixed-rate balance and regular monthly payments. Taxes, insurance, mortgage insurance, and HOA dues are included only where separately entered and shown. Those costs can change. Adjustable rates, balloon payments, interest-only features, fees, and program-specific insurance schedules are not modeled. Results are rounded estimates.

Affordability ratios are budgeting inputs, not underwriting limits or eligibility standards. Refinance break-even compares entered costs with entered monthly payment savings; it does not measure lifetime interest, a changed term, financed costs, or every effect of refinancing.
